When Selling a House Never Give Up Hope

As a seller you never know what’s really going on with buyers, so staying positive the only way to go. My buyers toured a house that was listed September 18th and made an offer October 4th, we couldn’t come to an agreement, so we continued to look. Last week on November 19th we made another offer that was accepted, at nearly the same conditions as the October offer.  The seller, in this case, may have thought my buyer moved on. In reality this house was always in the back of their mind and when we couldn’t find anything better back we came.

Worth the Wait

Yeah sometimes it take a little time and patience, but the goal is always to close. This house went under contract September 1st with a contract closing date of October 28th. That all sounds reasonable, but like anything else the devil’s in the detail, and after a few extension we closed. The lesson is when you have a buyer that wants your house have an extra cup of patience and stay calm, in the end the buyer wants to buy as much as you want to sell.

Positive Trends in Lebanon NH

The numbers don’t lie.  In 2015 the Lebanon market has been hot and the numbers confirm what sellers and buyers have seen. In Lebanon inventory is down 8% from 2014, but sold homes are up 44%, pending’s are up 35% and the average sell price is up 30% from a price of $206,311 in 2014 to $268,069 in 2015.  The interest rates are still low, so if you a seller the good news will continue and if you’re a buyer the trend may continue so waiting may not be the way to go.

The snow is gone and so is the inventory.
