When you work with a knowledgeable agent, and they say a house is a great deal make sure to listen. This house wasn’t even in the MLS system yet, when my buyers looked at it and made an offer that day at full price. I knew it was the perfect house and I knew it was a great deal, there was no time to think or negotiate. On the flip side when your agent cautions you on a house or the pricing you should listen then too. Realtors are involved with 10 to 50 homes sales per year and know value when they see it. Once you find a trusted agent then trust them.
