For buyers there is no rush. Do not feel pressured in buying a house, you have time there are options. I met these buyers on 12/10/2015 at one of my listings.  Although that house wasn’t the right one, after plenty of searching, we did find exactly what they wanted at a price point they were comfortable with. Sometimes it Just Feels Good

Buying or selling a home is never easy, but making sure everyone involved continues to push in the same direction can smooth things out. Is the Season Over?

There’s always been different thoughts on when the buying or selling seasons start or finish. What determines this is you. Sure there are market indicators, but your individual need to sell or buy should determine when the season really begins and ends. If you have time, then maybe waiting until March makes the most sense to list, but if you’re looking to buy maybe this is the perfect time. Timing is Everything

So why does a house sell in 1 day and others may take 1 year?  Sure pricing is a big key, but timing can be just as critical.  As a buyer maybe wait to see inventory building in a specific town or neighborhood, be patient and wait for the supply to increase and then make your move. You’ll find motivated sellers in a crowded market.  As a seller try to determine if inventory levels are high or low and if the market is crowded then wait, if inventory levels are low then list now.

It's Been Too Long

Yeah, it’s been a busy four weeks since my last post. Since then, three house have closed and another seven went under contract, and no deal is the same. I could sell 10 more of my Cedar Street listing that closed back in the end of June. A very clean, well-appointed ranch on a city lot close to town, the rail trail and pleasant yard. So what was the key? Be patient, map out a game plan and stick to it. The right buyer will see the same benefits you did when you purchased the house, just let it happen.

So back on June 2nd I mentioned it was a hot market well nothing speaks louder than results. Lebanon, NH is Still a Hot Market

If you’re thinking of selling this might be one of the best markets in the past 8 years. With only 33 active listings, Lebanon has not been able to keep 40 houses on the market all year.  At the end of May, there were 42 sold houses with another 37 homes under contract. At that rate Lebanon home sales could approach 160 sold homes in 2016 ,which would be a 16% increase over 2015.

If You Hire One Then Trust Them

There’s no question buying or selling a home comes with a lot of stress.  During the process there will be constant questions, concerns and second guessing yourself on many decisions.  The reason you sign with a broker and real estate agent is to have, the professional, answer the questions, address the concerns and make sure you stay on track.  The only way this works is for you to trust the realtor, remember they are working for you and they have your interest above any others.  If you don’t have the level of trust then it will not work and you should look for another agent, you must have complete confidence in that person.

These buyers tried and tried to work a deal for this house and at the end of the day the seller and buyer were able to reach a price that both were happy with. If you’re a buyer never give up on a house just because it might seem out of reach or it goes under contract, keep an eye on it and be ready to act. Yeah It's Still Location, Location, Location

It never fails, the location of a property is still the #1 feature. Sure there are other important features, but you can never change the location. Whenever I have a buyer looking in a desirable neighborhood I do my best to make sure they understand the benefits of the location.  Most buyers never think about selling the house that they are about to purchase, but as real estate agent that’s my job. Sometimes It's More Than Just A Home

Rent Verse Own

So really when does it make more sense to own verse rent? As you might guess there’s no one rule that works for everyone, but one indicator might be the price-to-rent ratio. What’s that? Basically take the purchase price of a property and divide it by the annual cost to rent, if that number is less than 20 then possibly owning makes more sense. This condo is listed at $112,500 and rent in Lebanon for a 2 bedroom condo run $1,100 per month or $13,200 per year making this ratio 8.5%, well below the widely accepted ratio range of 10% to 14%.

All Real Estate is Local

Yes we’ve heard all real estate is local and nothing supports this better than the first few months of activity in Lebanon, NH. Since January, the inventory levels have had a difficult time keeping up with demand, and there’s no sign this will be changing anytime soon.
Currently there are 20 homes under contract in Lebanon with an average days on market under 30 days.  What this means is if you’re still an active listing maybe you need to take a closer look and the marketing of your home and if you’re thinking of selling, get it on the market now. You don’t need to commit to a 12 month or even a 6 month listing contract, why test the market with a 30 day listing agreement?

I guess it depends on the town and possibly the exact street in a specific town.  There’s no question the market in Lebanon is hot, but that doesn’t mean you can’t find your own pot of gold in the neighboring town. Great Purchase in Lebanon, NH

It’s almost impossible to find a house that needs nothing, so when your looking have an open mind. Sure this house had wall paper, was a little dated, and maybe needed new carpet; but at the end of the day it had an oversized lot, in convenient neighborhood and tons of upside potential. This buyer was able to negotiate a price that worked for both the short and long term, now he will have instant equity once the improvements are made.
