As a buyer maybe wait to see inventory building in a specific town or neighborhood, be patient and wait for the supply to increase and then make your move. You’ll find motivated sellers in a crowded market. As a seller try to determine if inventory levels are high or low and if the market is crowded then wait, if inventory levels are low then list now.
