Exterior Makeover Gives New Life to Old Ranch

The possibilities are endless when you think outside the box. No matter what the reason might be for selling sometimes the best house for you is the one you’re in. Why not take a moment and ask why are you selling? Maybe you need to because of a job relocation, or the kids have left home.
If there doesn’t seem to be any real good reason why not turn your 1960’s home into a brand new home. Take a look at this exterior transformation of a 1960’s ranch. Easy to decide which one you’d rather live in.

Great Our House Under Contract in Lebanon, NH

What now?
You’ve listed your home, you’re under contract and the building inspection is complete, now the buyers response.  Unfortunately, this is the time when most deals are at the most critical time. The buyer has a list of items from the building inspector they want fixed. What does the seller really need to fix? what can they negotiate? And what can they say no to?
This is when taking emotions out of the deal is critical. As a seller you need to understand this is no longer your home, the buyer is telling you then want it to be their home. You need to review the list and decide what are safety concerns, what are structural concerns, what might cosmetic issues or considered upgrades. As a seller focus on the structural and safety issues, these will need to be addressed for any buyer.
Choosing not to address the concerns may allow the buyer to walk and now you have to start the process all over again plus still need to fix the problems identified during the inspection

Thinking of Selling? It's never too early to plan

If you’re thinking of selling or even buying, it’s never too early to plan. Getting in touch with a real estate agent has many benefits, but the most significant advantage is staying up to speed on the market.  Below is an example of a quick email to a seller who is thinking of selling.

“Just wanted to keep you in the loop. Another house on Brookside just came on the market, MLS#4404536  located at 110 Brookside Drive. It’s listed at $225,000 and assessed at $174,800, with three listings on your street the activity should be good.”

Bright and Sunny Lebanon, NH Home Under Contract now what?

Great, right?  There’s a lot to listing home from deciding on a real estate agent, preparing house to be shown, picking a price and then a time frame to list are just a few.  Then there’s trying to keep the house in condition to be shown in a 24 hour time frame, if you’re lucky.

Finally, there’s an offer and after a few days of negotiations the contract is signed.  All done, right? Not exactly now comes the fund part all the contingencies on the contract.  What do they mean? How long does it take? When can we move?  These are just few questions that come up from the time a contract is signed until keys are exchanged at the closing table.

New Design for Homes in Lebanon, NH

This is just one idea we are working on to have new construction in Lebanon, NH within a price range of $275,000 to $350,000.

The goal would be to have several different home designs with several different layouts available to buyers.  This is our basic 3 bedroom, 2 bath, 1,700 sq ft home. The house could have a full basement as well as one floor living or a traditional Cape style look.
