Yeah It's Still a Hot Market

So back on June 2nd I mentioned it was a hot market well nothing speaks louder than results. I listed this home on June 20th and signed an contract today June 22nd.  So you ask how?  Unfortunately there is no one reason,  it’s always a combination of timing, pricing, neighborhood, market conditions, style of house and many other variables.  But regardless, don’t focus on variables you can’t control, work with an agent you trust and knows the market and focus on the variables you can control.

Lebanon, NH is Still a Hot Market

If you’re thinking of selling this might be one of the best markets in the past 8 years. With only 33 active listings, Lebanon has not been able to keep 40 houses on the market all year.  At the end of May, there were 42 sold houses with another 37 homes under contract. At that rate Lebanon home sales could approach 160 sold homes in 2016 ,which would be a 16% increase over 2015.

If You Hire One Then Trust Them

There’s no question buying or selling a home comes with a lot of stress.  During the process there will be constant questions, concerns and second guessing yourself on many decisions.  The reason you sign with a broker and real estate agent is to have, the professional, answer the questions, address the concerns and make sure you stay on track.  The only way this works is for you to trust the realtor, remember they are working for you and they have your interest above any others.  If you don’t have the level of trust then it will not work and you should look for another agent, you must have complete confidence in that person.

How Can You Compete in Crowded Market?

The key for any successful sale is to differentiate yourself from the crowd, this more critical when you own a property that looks like all the rest, from the outside.  Many condo owners find themselves competing with very similar units, at the same time, with a wide price range. So what do you do? First and foremost, hopefully you bought right, then you need to decide are you taking the high road or the low road.  Find a realtor you trust and that will tell you the truth. Then pick the best path based on the what you paid, what the market looks like and how motivated you are.

The Right House for the Right Buyers

 

It always nice when the right buyer gets the right house for them. These buyers tried and tried to work a deal for this house and at the end of the day the seller and buyer were able to reach a price that both were happy with. If you’re a buyer never give up on a house just because it might seem out of reach or it goes under contract, keep an eye on it and be ready to act. And as a seller, if you have the time, be patient and let the right buyer find your home, they will appreciate it as much as you and will see the value.

Few Miles Can Make a Big Difference

When a market heats up, and the demand in a certain town increase and the supply can’t keep up with demand then what?  Well, very quickly you go from a buyers’ market into a sellers’ market and the concept of getting more for your money get tossed out the window. As a buyer your options are to compete in this market and pay more for convince or drive 15min and get more for your money. Yeah It's Still Location, Location, Location

It never fails, the location of a property is still the #1 feature. Sure there are other important features, but you can never change the location. Whenever I have a buyer looking in a desirable neighborhood I do my best to make sure they understand the benefits of the location.  Most buyers never think about selling the house that they are about to purchase, but as real estate agent that’s my job. My sellers purchased this home in March of 2010 and just sold it in March 2016, it was on the market for under 5 days before they received a full price offer
