Bright and Sunny Lebanon, NH Home Under Contract now what?

Great, right?  There’s a lot to listing home from deciding on a real estate agent, preparing house to be shown, picking a price and then a time frame to list are just a few.  Then there’s trying to keep the house in condition to be shown in a 24 hour time frame, if you’re lucky.

Finally, there’s an offer and after a few days of negotiations the contract is signed.  All done, right? Not exactly now comes the fund part all the contingencies on the contract.  What do they mean? How long does it take? When can we move?  These are just few questions that come up from the time a contract is signed until keys are exchanged at the closing table.

New Design for Homes in Lebanon, NH

This is just one idea we are working on to have new construction in Lebanon, NH within a price range of $275,000 to $350,000.

Remodeling? Adding an Addition? call a Realtor?

Why would you call a realtor, if you’re thinking of remodeling or adding an addition? First reason is why are you making the decision? Do you need more room? How long do you plan on staying at your current home? Are you concerned with return on investment? What is your current homes value? How much did you pay for the house? What’s the market like in your town? More importantly what’s the market like in your neighborhood?

These are all questions that need to be answered before calling a contractor. A realtor can help answer these questions and guide you through what may and may not be a good idea.  Many homeowners only think of a real estate agent when they want to buy or sell, but when and how to invest in your home is also a good time to call. And as an added bonus realtors generally have a list of trades people they work with, and would be more than happy to share them with you.

What's your home worth?

Below is a quick example of how easy it is to decide to sell.  This is a past client that just wanted to know if this spring is the right time to sell.

 

 

Good to hear from you.  The market is still pretty good, I wouldn’t say it’s a sellers’ market, but there are buyers and rates are still attractive. In 2014 the median price of homes in Hartford increase from $213,500 in 2013 to $229,500, and the volume increased slightly from 104 homes sold in 2013 to 111 sold in 2014.

I think the last analysis I did valued your house from $220,000 to $239,000, which would still be the case. You are assessed at $221,700 by the town of Hartford, which is another good indicator of value.

For example there are 2 homes for sale on your street right now.  The house at xx Brookside Drive is assessed at $206,000 and listed for $188,000 and the house at xxx Brookside is listed at $249,900 and listed for $244,200.

Median Sales price of Lebanon, NH Homes are on the Rise

There’s no questions the local housing market did take a hit. But since 2005 the local market has begun to adjust and the average days on market has dropped and the median sales price has gone up in Lebanon, NH.  In 2014 the median sales price of a home in Lebanon has risen to $235,750 compared to $201,098 in 2010.

 

This trend is also found in the neighboring town of Hanover, NH where the median sale price in 2014 reach $597,000 compared to 2011 when it was $499,000.

 

What does all this mean?  It’s a good time to sell and it is the right time to buy, the rates are still attractive and prices are on the rise.
